You are considering a new factory built home. Spring is coming soon. If you want your home in the Spring or as soon as weather permits you need to consider starting as soon as possible.
Interest rates are coming down and a mortgage loan may take longer to complete and be ready to start construction. Once money is available you will need building permit, contractor and your new home may take two to three months to arrive, then four to six weeks to complete depending on utilites and contractors. So best to get started as soon as you are able.
True that factory built homes shorten the entire process and you can save 30-50% compared to on site constructon, but best to start early.
